A commercial roof inspection should answer three questions: what condition is the roof in, how long has it realistically got left, and what should be spent on it and when. An inspection that only answers the first is of limited use to anyone holding a budget.

Finding wet insulation before it spreads

On a single-ply roof, the membrane can look serviceable while the insulation underneath is saturated from a breach somewhere else entirely. Wet insulation loses its thermal value, adds weight, and quietly corrodes the deck beneath it.

Where the survey suggests that is happening, a moisture scan or a small number of core samples will map the extent of it, which is the difference between a targeted repair and replacing a roof that did not need replacing.

Reports are written to be handed on. They include dated photographs, a plain description of what was found, the remaining-life estimate and a recommendation with timing, so the document works for an owner, a board, a lender or an insurer without needing translation.
