Replacing a commercial roof is as much a logistics project as a roofing one. The membrane specification matters, but so do the phasing, the tenant notice, the crane or hoist positions, the deliveries and the plan for what happens if it rains on a day when part of the deck is open.
We assess whether the existing roof can be recovered or has to come off, design the fall properly with tapered insulation rather than repeating whatever drainage problem the old roof had, and phase the work by section so the building stays in use.

Tear off, or recover?
Recovering means installing the new system over the existing one. It is faster, cheaper and considerably less disruptive, and it is the right answer when the existing roof is dry, the deck is sound and the building code allows another layer.
It is the wrong answer when there is trapped moisture in the existing insulation, because covering wet insulation buries the problem under a new roof and shortens its life from the day it goes on. A moisture survey settles the question rather than a preference.
Phasing around occupancy
We break the roof into sections sized so that each one can be opened, replaced and made weather-tight within the working window available. Nothing is left open overnight, and there is a wet-weather plan for every phase.
Where tenants are sensitive to noise or odor, the noisier stages and any hot work get scheduled outside trading hours. That is a scheduling decision made at estimate stage, not a concession negotiated halfway through.
