Residential Roof Inspection
We inspect from on the roof, not from the driveway with a pair of binoculars. That means getting onto the planes where it is safe to do so, opening up the attic to look at the underside of the deck, and photographing what we find so you can see it for yourself.
The inspection is free and carries no obligation. You keep the written report either way, including in the fairly common case where the recommendation is that your roof is fine and needs nothing this year.
What we check

- Gutters, drainage and evidence of past ice damming
- Attic decking, ventilation and signs of moisture

Why the attic is half the inspection
A great deal of what shortens a roof is not on top of it. Blocked soffit vents, missing baffles or an unbalanced ridge-to-soffit ratio will cook shingles from underneath and take years off the roof. Bathroom fans venting into the attic instead of outside will rot decking quietly for a decade.
You cannot see any of that from the ground, and none of it appears in a quote written without going inside.

If you are buying or selling, an independent condition report gives both sides something factual to work from instead of an argument about how many years the roof has left.
