Retrofit framing over an existing roof

A flat roof that has never drained properly can be given a real slope by framing over it and installing metal on top. The old roof stays in place as part of the assembly, the drainage problem is solved by geometry rather than by patching, and the building gains insulation in the process.

It is not cheap, but on a building that has consumed repair budget for years because of standing water, it often costs less than the next two rounds of the current cycle.

Restoring rather than replacing

Older metal roofs usually fail at the fasteners and the seams rather than through the panels. A restoration system re-secures the fasteners, seals the seams and applies a coating across the whole roof, producing a renewed watertight surface without a tear-off.

This only works while the panels themselves are structurally sound. Where corrosion has gone through, replacement is the honest answer and we will say so.
