Almost every expensive roof repair we get called out to started as something small and visible a season or two earlier: a lifted flashing, a cracked pipe boot, a gutter packed solid with leaf litter. Maintenance is simply the practice of finding those while they still cost very little to fix.

A maintenance visit is not a sales call. Most visits end with a report saying the roof is fine, and here are the photographs to prove it. That is a perfectly good outcome.

  • Twice-yearly inspection, typically spring and autumn
  • Gutters, valleys and drainage cleared of debris
  • Flashing, sealant and pipe boots checked and re-sealed
  • Minor repairs carried out on the visit where possible
  • A written condition report with photographs, kept on file

Why the timing matters

Autumn visits clear the debris that would otherwise sit in the valleys all winter holding meltwater against the shingles. Spring visits catch what the winter did: lifted tabs, damaged flashing, ice-dam wear along the eaves. Skipping the autumn visit is how the spring one turns into a repair quote.

Maintenance and your warranty

Most manufacturer roof warranties expect the roof to be maintained, and several will decline a claim where debris, blocked drainage or a neglected penetration contributed to the failure. A documented maintenance history is the simplest way to stop that argument before it starts.
