Residential Roof Replacement

Residential roof replacement is the point where patching stops paying. When a roof has lost its granules across whole planes, when the third leak appears in a different valley, or when the shingles have simply reached the end of a twenty-five year life, replacing the system costs less over the next decade than chasing failures around it.

We tear off down to the deck rather than laying a second layer over the first. That is the only way to see the sheathing, replace what has rotted, and give the new underlayment a flat surface to bond to. It is also what keeps the manufacturer warranty on your new roof intact.

What a replacement includes

  • Complete tear-off and disposal of the old roof
  • Deck inspection, with rotten sheathing replaced
  • New ice-and-water shield at eaves and in valleys
  • New synthetic underlayment, flashing and ventilation
  • A magnetic nail sweep of the property before we leave

Signs it is time to replace

Shingles curling or cupping at the edges, granules collecting in the gutters, daylight visible through the roof boards from inside the attic, a deck that dips between rafters, or a third and fourth repair in as many years. Any one of those alone might be a repair. Together they are a roof telling you it is finished.

Age matters too. If the roof is within a few years of the end of its rated life, spending on a significant repair rarely makes sense, because you pay twice for the labor and staging that a replacement would only need once.

Materials we install

Architectural asphalt shingles cover most homes we work on: durable, strong manufacturer warranties, wide color range. Standing-seam metal costs more up front and lasts two to three times as long. Low-slope sections such as porches, dormers and additions need a single-ply membrane instead of shingles.

Most houses end up as a mix of these. We quote the roof as one system rather than pretending a single product suits every plane on it.

Most residential re-roofs run one to three days depending on size, pitch and weather. Complex roofs with multiple valleys and dormers take longer, and the expected timeline is in the estimate before you commit.

Yes, with care. Asphalt shingles need warmth to seal down properly, so in cold weather we hand-seal where the manufacturer requires it. What we will not do is install in conditions that would compromise the warranty.

Often it is worth it. The staging is already up and the edge metal is already off, so combining the two costs less than doing them separately. We quote it as a separate line so you can decide either way.
