Commercial & Residential Roofing Services in Illinois
Flat commercial roofs, lake wind and a freeze-thaw cycle that finds every weak detail by March.
Roofing in Illinois
Illinois asks a roof to handle a wider annual temperature range than most of the country: genuine sub-zero cold in January and humid nineties in July, with the freeze-thaw transitions either side doing most of the actual damage. Water gets into a small opening, freezes, expands, and makes the opening larger. Repeat that a few dozen times a winter and small defects become real ones.
Chicago adds its own character. The commercial building stock is heavy on low-slope and flat roofs, and wind coming off the lake loads building edges and parapets harder than inland exposure does.
What matters on an Illinois roof
- Positive drainage designed in, not patched around
- Ice-and-water shield at eaves and valleys on pitched roofs
- Wind-rated edge metal and parapet detailing
- Winter-appropriate installation methods and sealing
Freeze-thaw and flat roofs
On a low-slope commercial roof the freeze-thaw cycle punishes exactly one thing above all others: standing water. Ponded water that freezes expands into every seam and flashing detail it touches, and a membrane that would have lasted twenty years on a well-drained deck can give up in half that on one that ponds.
So drainage is the first thing we look at on an Illinois commercial roof, before membrane condition. Tapered insulation to build real fall, clear drains and working overflow provision solve more Illinois roof problems than any product choice does.

5 servicesRoofing questions in Illinois
Usually because water sits there. Ponding plus freeze-thaw works at seams relentlessly, and patching the seam without fixing the fall means the same repair again in a couple of years. The durable fix is tapered insulation or added drainage.
Commercial single-ply, often yes with the right methods. Asphalt shingles need warmth to seal and may need hand-sealing in cold conditions. What we will not do is install in conditions that void the manufacturer warranty.
